Land
FOR SALE BY AUCTION: FRIDAY 14TH FEBURARY 2014
AT IPRO STADIUM, DERBY
COMMENCING AT 11.30 AM
Situated to the rear of 25 High Street, adjoining 2 White Gates and with frontage to White Gates, an opportunity to acquire a site containing a number of brick outbuildings being the former slaughter house and premises in connection with a butchery business undertaken at 25 High Street.
The yard has existing vehicular access and the buildings formerly comprised a slaughter house with three adjacent pens, a kitchen and two stables (the latter now dilapidated). Subject to some renovation, the buildings could be used for trade, hobbies or workshop purposes within a lock-up yard.
However a pre-application request for alternative development has been made to Amber Valley Borough Council (ref: COR/2013/0319) with illustrative schemes of residential development, and there is written indication from the local authority that given that the site is Brownfield and previously developed land, residential development on the land would be acceptable in principal. One proposal was for a three bedroomed house, the other for two one bedroomed dwellings. Copies of the correspondence and plans are available in the legal pack.
Directions
From Ripley follow the A610 Nottingham Road out of the town and after about a mile enter Codnor. Following a sharp right hand bend continue up the hill. Turn right opposite the public car park into White Gates and the premises will be found immediately on the right hand side.
