Planning

Subject to obtaining the necessary planning permission the site may accommodate, in principle, a single residential dwelling with vehicular access to the north of the site off Nelson Street. The dwelling should seek to replicate the plot structure of the neighbouring dwelling starting with the boundary wall and front garden treatment. It is suggested that be a similar height, potentially two and a half storeys with a similar set back and dwelling width, possibly with an extension at the rear. The dwelling should seek to turn the corner with windows fronting Hargate Lane and Nelson Street to promote safety and security in this prominent location.
There is a foul sewer that cuts across the site from west to east in the middle of the site. Severn Trent would need to be consulted regarding the constraints that this would impose on redevelopment.
