Commercial
Gordon Road is a short cul-de-sac located off St. Chads Road, convenient for the City centre and within an established mainly residential location.
The premises have been in the same ownership for almost 50 years and have successfully traded as "Wrought Art". The property has come to the market on the occasion of the retirement of the owner occupier.
Briefly the premises comprise a two storied workshop with ancillary doors and garaging, together with a small yard and parking area accessed through a gated archway, with an adjacent end terraced house where the first floor accommodation has been converted into a two bedroomed self-contained flat, currently let on an assured shorthold agreement, and the ground floor accommodation has been used for storage in connection with owners business but had a scheme for conversion to a self-contained one bedroomed flat for which planning consent was granted back into 1990 but now lapsed.
In more detail the accommodation on offer is as follows
Gated yard leading into an enclosed parking area, at the end of which is a two storied brick built workshop, the ground floor having an area of about 946 sq ft with a first floor area of about 585 sq ft. The premises are gas centrally heated and have three phase electricity. The ground floor contains a kitchen area with an office off, whilst the first floor contains an enclosed store room.
Externally there are brick built stores and garages, in total about 262 sq ft, and the main building has vehicular access. External wc.
The former house has two floor accommodation (plus cellar) and comprises an entrance hall with stairs off to first floor, two store rooms – former living rooms – and a kitchen.
The first floor accommodation comprises a gas centrally heated, double glazed self-contained flat having a living room, dining kitchen, two double bedrooms and bathroom/wc. The flat is let on an assured shorthold agreement which commenced in June 2010.
Architects plans were drawn up back in 1990 for a scheme of conversion of the ground floor accommodation to provide a one bedroomed self contained flat and received planning consent but this has now lapsed. It is considered however that there is ample opportunity to renew the consent.
Tenancy Details
The first floor flat is let on an assured shorthold agreement from 15th June 2010 at a rent of £375 pcm, and the property is sold subject to such occupancy. The remainder is sold with vacant possession.
