Commercial Property
The property comprises a former cinema building, subsequently converted for use as a Bingo hall. The property is detached and sits on its own fenced and gated site with large parking area to the rear.
Extensively damaged by fire in May 2021, the premises have not been in use since that date. Although structurally stable and potentially capable of being brought back into use, it is envisaged that the property represents an excellent redevelopment opportunity for a mixed use scheme.
Planning
The property lies within the Spalding Conservation Area but is not Listed. Pre-Application advice has been sought from South Holland District Council in relation to a potential redevelopment of the site to provide a mixed use scheme comprising ground floor commercial premises with residential units above at the front of the site, and further residential development to the rear of the site. Three indicative site layouts were provided to SHDC as part of the Pre-App advice request.
South Holland DC has confirmed that a development of this nature would be generally supported subject to a full application being made, and if possible the frontage of the existing building should be retained and incorporated into a new scheme. A copy of the Pre-Application submission, together with the advice received from South Holland DC is available
