LOCATION:
The property is situated in a prominent position off Market Street at its junction with Apiary Gate within the popular Market Town of Castle Donington.

DESCRIPTION:
The Church was built as a Place of Worship in or around 1905 and has been extended and adapted over the years to provide the current accommodation.

The entrance to the main Chapel is from the north, with stepped access from Market Street. The Chapel has fixed pews, metal-framed stained-glass windows to the
east and west elevations with under underlined timber trussed roof. The area has a balcony to the perimeter, which is of hardwood construction on cast-iron supports,
with fitted pews. To the rear of the alter is a choir-stand and organ.

To the rear of the Chapel is the Vestry and a corridor leading to accessible WC, gents WC, and organ hatch. There is stepped access to the Assembly Hall and community space, together with the benefit of a separate access from Apiary Gate. Through the entrance lobby is an accessible lift and ladies WC, with doors through to
the Meeting Room having the benefit of central heating radiators, and access through to a kitchen.

The Assembly Hall is to the rear and is of open-plan space having the benefit of linoleum floor coverings, roof lights, and an eaves height of 4.5m. There is a doorway through to a small courtyard providing additional amenity space.

ACCOMMODATION/FLOOR AREAS:
The Church and adjoining Assembly Hall have a joint gross internal area (GIA) of 8,209 sq. ft. / 762.9 sqm or thereabouts.

PLANNING:
The previous use of the property has been as a Place of Worship, which falls within use Class F1, as defined by the Town and Country Planning (Use Classes) Order 1987, (Amended) (England) Regulations 2020.

The Church is Grade II Listed, and falls within a conservation area.

We believe the property offers the potential for alternative uses, but would recommend that interested parties make their own enquiries with the local planning authority, North-West Leicestershire District Council.
