Mixed Use

Property Description:

The property comprises a three storey brick built, mid-terraced building with a rendered frontage along with a pitched roof, located on the popular Burton Road in Derby. The property is currently configured to have two separate entrances named 206 and 206A giving separate access to a two bedroomed apartment over the first and second floors and a vacant unit to the ground floor. To the rear of the property is a garden.

206 Burton Road is a ground floor former retail unit which has also been previously used as a gym and a dance studio. We are advised the council do not have a use classification for this space and therefore are open to a very wide variety of uses. We feel there would be a very good chance of a residential use subject to planning owing to the configuration and location and past uses. Prospective buyers must make all necessary independent enquiries in this respect for their specific, intended use prior to placing their bid, as this will be binding. The unit has been refurbished to a good standard including new windows, plastering, air conditioning and water heater and small kitchen area.

The accommodation comprises -

Ground Floor Area with sunken lights, air conditioning (not tested) along with new plastering and laminate flooring extending 22m2.

Beyond is a second area extending 13.15m2 with laminate floor and air conditioning (not tested).

Kitchen with water heater along with wc (10.37m2) and access to the rear garden.

There is also easy access to a Large Dry Cellar extending a total 26.63m2.

Total NIA including Cellar 72m2 (776 sq ft).

206A Burton Road is accessed via a new door fronting Burton Rod leading to a staircase. Upon inspection the property was part way through a renovation. We noted most of the walls had been plastered with signs of upgrading to the electrics and fuse boxes. The bathroom had been tiled with some tiles remaining to finish off. Windows were all recently replaced. To finish off would require painting, fitting bathroom and kitchen and new flooring which we feel could be easily completed for minimal cost.

The accommodation on the first floor comprises -

Large Hallway, Kitchen (not fitted) 2.17m x 3.50m, Bathroom (not fitted) 2.37m x 1.56m, Living Room with fireplace, Period features, laminate 4.08 x 4.78m.

Second Floor comprises -

Hallway, Bedroom 1 1.25m x 4.68m and Bedroom Two 3.77m x 4.07m.

The property is well placed to be within easy access of the wide range of shops and amenities on offer locally in Normanton with Derby centre a mile away. Royal Derby Hospital and Rolls Royce can be easily reached and there are leisure facilities in the nearby Normanton Park. The property is well served by bus and road links.
