Detached House
Cropper Lane links Sutton on the Hill with Thurvaston, and Rose Hill Cottage stands by itself on the lane side, broadly south-facing, slightly elevated and enjoying extensive open views towards Sutton on the Hill church and surrounding countryside. It particularly offers rural peace and tranquillity, and yet is within easy reach of Derby suburbs, Ashbourne and surrounding villages.
Of double fronted design, the original house provides for two rooms, kitchen and bathroom at ground floor level, and two bedrooms at first floor level, whilst externally there are gardens to the front and rear, a driveway and outbuilding.
The property has the benefit of planning consent for extensions and alterations. If developed in accordance with the approved drawings, the accommodation will comprise -
Entrance Porch leading into an Entrance Hall with cloaks/wc off and winding stairs to first floor. Lounge
with Dining Room off, Kitchen with Dining or Breakfast Area, Rear Entrance Lobby with Utility Room off.
At first floor level accessed from the Landing is a Master Bedroom with En-Suite Shower, Two Further Bedrooms, Study, Bathroom and roof storage area.
Externally a driveway will lead to a Workshop Garage with storage facility above.
Planning Details
The property has the benefit of planning consent granted by South Derbyshire District Council under registration number 9/2007/1327/FH dated 29th February 2008.
A copy of the planning consent and related drawings is available from the auctioneers on request.
NOTE
This is a superb and somewhat rare opportunity to acquire a typical Derbyshire cottage style house with the benefit of full planning approval to create a family residence in an idyllic, unspoilt rural location.
Directions
From the Etwall direction proceed along Ashe Lane for approximately 2 miles, ignoring the two left hand turns into Sutton on the Hill and thereafter continue round the right hand bend before turning left into Common Piece Lane. Follow the road round to the left and Cropper Lane is the second turning on the right. The property will be found on the left hand side after about quarter of a mile.
Alternatively if approaching from Long Lane (the north side), turn left at Thurvaston Stoop having passed through Long Lane Village. Once in Thurvaston bear left (continue straight ahead) and follow the lane for three quarters of a mile. Having passed Cropper Farm on the left hand side, Rose Hill Cottage will be found as the next dwelling on the right.
