Building Plot
The site is situated at the junction of Parkhill Drive and Huxley Close (Browning Street) a short distance of Village Street and Old Normanton area. The site was previously used for private garages but is currently vacant.
The plot has an overall depth of approximately 30 metres with a minimum of 5 metres frontage width tapering out to 20 metres at the rear.
It is considered that the site is capable of a good three bedroomed - perhaps four bedroomed - detached residence, and would measure approximately 10 metres x 8 metres with attached garage (see block plan).
Planning Details
The site has the benefit of planning consent granted by Derby City Council under reference DER/03/08/00451/PRI dated 14th May 2008. A copy of the decision notice is available from the auctioneers upon request.
Note
The Scout Group who own land immediately adjoining (south west side), have indicated that they may be prepared to sell some additional land to the purchaser, subject to negotiation.
Directions
From the City centre take the Burton Road towards Littleover and at the junction with the City ringroad bear left down Warwick Avenue. At the next traffic island turn right onto Stenson Road and take the second left hand turn onto Village Street. Continue for some 300 yards following the road round to the right into Browning Street. Take the first turning on the right into Huxley Close/Parkhill Drive and the plot will be found immediately facing to the left hand side of number 2 Parkhill Drive.
