Building Plot
An extremely rare opportunity to acquire a substantial building plot on the very edge of Belper having open countryside to the side and rear. The plot in total extends to approximately 741 square yards or thereabouts(619 square metres/0.15 acres) and has a road frontage to Belper Lane of approximately 24.5 metres or thereabouts, and has the benefit of an outline planning approval allowing the successful purchaser to design the dwelling to their own specification and desires.
The plot enjoys commanding views over the Derwent Valley and surrounding countryside.
Belper is a popular market town with an excellent range of amenities available locally including shops, schools, railway station and leisure facilities. Derby City centre is approximately 8 miles to the south and offers a broader range of facilities.
Planning Details
Planning consent was approved by Amber Valley Borough Council under office code AVA/2009/0170 dated 6th April 2009
The successful purchaser shall be responsible for relocating the stone boundary wall to the south-west of the plot. This involves rebuilding the stone wall 500 mm back from the edge of the pavement in order to achieve the visibility required by the Highways Authority.
Once a new access is formed and the newly built property is complete, the owners of number 200 Belper Lane will retain a right of access over this driveway for vehicular access to their own property. Full plans and details available upon request.
Directions
The approach from Derby is via the A6 heading north passing through the suburbs of Darley Abbey and Allestree out into open countryside, through the villages of Duffield and Milford and upon Belper proceed straight ahead at the first mini roundabout through the centre of Belper. At the traffic lights bear left as signposted for Ashbourne and follow this road for approximately 300 yards and as the road bears left to Ashbourne opposite the Talbot public house, bear right into Belper Lane. Climb up the hill and the building plot is situated next to 200 Belper Lane which is the last house on the right hand side before entering open countryside.
