**SIX WEEK COMPLETION** The land comprises two rectangular strips ranging from approximately 20 metres to over 60 metres in width and extending approximately 750 metres in length providing approximately 2.15 hectares (5.3 acres) in total. The land contains a World War II concrete ‘pillbox’ structure within the embankment area.

To the South the land can be accessed opposite the “Jinny Nature Trail” entrance on the Station road and Runs in NNW direction to be intersected halfway by a track leading from opposite number 112 Station Road. We understand there is a right of access to cross from the narrow strip fronting to Station Road to the larger area at the rear.

We feel the land could provide development opportunity for a variety of uses, subject to obtaining appropriate planning consent. Interested parties are also advised to look at the subsequent lot which features land to North of this site with access over this site may be an advantage to have.

Rolleston On Dove is located approximately a mile North of Burton on Trent and comprises mainly upmarket housing stock.
