Property Description

The land ahs a stone wall boundary with pedestrian entrance, and about a 32 metre frontage to Derby Road. It lies below Hopping Hill in an established residential location, and adjoins the end of the New Inn car park.

For many years the land has been used as an allotment garden but has recently fallen into disuse. Of substantial proportions, it lends itself to a variety of horticultural or leisure uses, and may have prospects for alternative uses, subject to any necessary planning consents.

The site, by extraction from the Ordnance Survey Sheet seems to have an average depth of about 13.5 metres creating and overall site area of about 430 square metres – subject to verification.

The land lies in the Derwent Valley area  "a World Heritage Site" and amidst stone built cottages that were part of the former Strutt Estate, and well regarded. There is area of modern housing on the opposite side of the road, and there is a bus stop outside the road frontage. It lies about 1 mile south of Belper on the A6.
