Three auctioneers at the rostrum to sell 200+ lots in biggest property catalogue yet for SDL Auctions
Three of the property industry’s most successful auctioneers will be combining their talents to sell SDL Auctions’ biggest catalogue yet when more than 200 properties go under the hammer in its national property auction this month.
Andrew Parker, Rory Daly and Graham Penny – all familiar faces to viewers of BBC TV’s Homes Under the Hammer – will be on the rostrum once again for the Thursday 27th August auction. Live-streaming to thousands from SDL Auctions’ head office auction studio, the three auctioneers will offer a packed catalogue of properties from across the whole of the UK.
Since lockdown began, SDL Auctions has offered an uninterrupted service to its customers, selling more than 700 lots and raised more than £90 million for sellers, growing to become the UK’s most successful live-streamed property auctioneer.*
In another coup for SDL Auctions, it is the first time since 2008 that any auctioneer has offered a 200+ catalogue in August, traditionally a quiet month for the property market.
Managing director and auctioneer Andrew Parker said: “We are delighted to have topped that magical 200 figure in this month’s auction and to have our full team of auctioneers back together for a bumper day at the rostrum. We have a huge selection of properties this month, some of which are especially distinctive.”
One property which is full of surprises can be found in Birmingham. From the road, 19 Highfield Crescent in Rowley Regis appears to be a standard bungalow but clever use of a sloping plot means it offers two-storey accommodation at the rear.
On the ground floor there is spacious living accommodation, including four bedrooms, while the lower ground floor provides the potential to be adapted into independent living accommodation and currently features a second living room and a further bedroom with en suite. In addition, there is a first-floor loft room with an en suite.
The detached property, which has a large private rear garden and panoramic views towards Malvern and Clent, is sold in partnership with Taylors and has a **guide price of £230,000+.
Another attractive family home can be found east of Sheffield, where 11 Paddington Close in Laughton Common, is a well-presented modern three bedroomed semi close to amenities and convenient for the M1.
The well-presented family property has an entrance hall, cloakroom, lounge and dining kitchen on the ground floor, with three bedrooms and a bathroom upstairs. It has a low-maintenance garden and patio at the rear with driveway parking. The guide price is £115,000+.
Over in Suffolk, 4 Cottons Acre in Boyton, eight miles east of Woodbridge, is a two bedroomed semi-detached house with open views over fields and across to Boyton and Hollesley Marshes. The property offers the opportunity to add value through upgrading and refurbishment, with the potential to extend subject to planning permission. The guide price is £125,000+.
A further development opportunity can be found in Stockport, where 12 Kennerley Road sits on a substantial plot, with good transport links to Stockport Town Centre and Manchester City Centre. The well-presented property has a guide price of £310,000+ and provides the opportunity to extend or even build, subject to planning permission.
Andrew said: “This is a large property offering a number of development opportunities, subject to consents, including the possibility of conversion to flats or building a separate dwelling within the grounds. It’s in a fantastic location in a highly desirable area of Stockport, making it a fabulous opportunity for the discerning investor.”
An excellent commercial opportunity presents itself in the popular Derbyshire market town of Ashbourne, on the edge of the Peak District National Park.
41 Market Place in Ashbourne is a Grade II listed double-fronted building, formerly housing a successful Cantonese restaurant, with the potential for up to 180 covers over two floors, plus living accommodation on the top floor.
Andrew said this was an opportunity not to be missed: “This is a beautiful character property in a cracking location and would be suited to a number of uses, subject to the usual planning consents. For those unfamiliar with the area, Ashbourne is an extremely desirable town, featuring some prestigious independent shops, making it popular both with locals and tourists. This is an excellent opportunity for an investor or owner-occupier.”
