Former gatehouse set to become spectacular eco-home
A derelict railway building which could be transformed into a spectacular contemporary eco-home overlooking Attenborough Nature Reserve is due to go under the hammer in Nottingham this week.
The Gate House, Barton Lane, Attenborough is to be sold at SDL Auctions Graham Penny’s next auction at Nottingham Racecourse on Friday 9 August, with a *guide price of £120,000+.
It is one of 31 varied lots, including seven being sold online, which feature in the latest auction catalogue from the largest and most successful auctioneer in the East Midlands.
Sitting on a large plot, the former gate house has full planning permission granted in March 2018 to be demolished and a unique new detached property to be built in its place.
Plans have been drawn up for a contemporary property with floor space of approximately 2,200 sq ft, featuring an entrance hall leading to a cloakroom and utility room, and a large open-plan kitchen/living/dining area with glazed doors leading to a large patio area on two sides of the building.
On the first floor, the plans feature three large double bedrooms, all with en suite facilities, and a separate dressing room off the master bedroom. Making the most of the countryside views, the property has been designed so that all bedrooms have south-facing balconies overlooking the nature reserve.
Outside the property, the plans accommodate a small front garden with carport and a large enclosed rear garden, with planted hedgerows featuring native species to provide the most benefit to wildlife.
Commercial valuer Nick Trow says this is a great opportunity for nature-lovers: “Protecting the environment is at the forefront of many people’s minds these days and this is a chance to both minimise your impact by building your own eco-home, and live somewhere you can observe and appreciate nature from your own back yard.”
Next door to the site is Attenborough Nature Reserve, a wetland site of special scientific interest (SSSI) run by Nottinghamshire Wildlife Trust and featuring indoor and outdoor education centres, a café, nature trails and bird hides.
