August auction success for SDL Property Auctions with development opportunities across the UK

SDL Property Auctions have continued their record of successful live-streamed August auctions with their most recent National Property Auctions, with impressive results being secured up and down the country and over £15m being raised for sellers across a range of development and renovation opportunities .

The auction got off to a flying start with the sale of lot 1 40 Trowell Grove in Nottingham. Offered at a guide price of £79,000+ plus fees, the property had already been partially renovated making it the perfect purchase for anyone looking to put their finishing touches onto a property without the need for too much extra budget. After a flurry of bidders on the day, the property eventually sold for £151,000.

Managing Director and Auctioneer Andrew Parker said: “It’s always a thrill to get our auctions underway with lots as popular as this one. The property was already finished to a high standard in some of the rooms, with some final additions and TLC being needed in the rest. These kinds of properties are always popular at auction, with buyers quick to spot an opportunity to make a property their own. I’m sure we’ll all be keeping a close eye on the local market to see what happens with it next.”

It wasn’t long until there was bidding excitement filling the room again as lot 2, Land adjoining 333 North Wingfield Road in Chesterfield, a site extending to just over 0.5 acres with development potential (subject to planning consents). Prior to being sold, the area was once used as a highways storage area but had not been used in many years and is now vacant grassland. The lot was offered at a guide price of £9,000+ plus fees, and was subject to fierce bidding competition, before eventually selling for £148,000.

Another successful result was achieved in Leeds with the sale of lot 9, 14 Highbury Lane, sold in partnership with Alan Cooke Sales and Lettings. This end-of-terrace, two-bedroom property is located in the Meanwood area of the city, putting it in a fantastic location for local amenities including bars, restaurants, and shops. The property also benefits from a wooded outlook over a brook, giving the new owner their own little bit of peace and quiet in the area. With a guide price of £110,000+ plus fees, the property eventually sold for £175,000.

Further down the M62 in Rochdale was lot 45, 11 Kent Street. Situated in the heart of Rochdale, just a quick walk away from the train station, the lucky buyer spotted this property’s potential to be a lovely home with just a little TLC. With two bedrooms, gas-fired central heating and double glazing throughout, this could easily become a lovely  After being offered at a guide of £98,000+ plus fees, it eventually sold for its guide on the day.

There were strong results during the month as well in our Timed Auctions, including 101 Max Road in Derby, a three-bedroomed semi-detached property sat on a corner plot. While in need of a scheme of modernisation and improvement, the property was offered with a guide price of £100,000+ plus fees and was subject to an exciting bidding war of 64 bids, eventually selling for £140,500.

Andrew continued: “There’s always appetite for properties with the potential to add value at auction, and this was no different.
