The subject premises are located in the main retail parade of Bolton town centre. The property consists of two retail units over ground, first and second floors. One is a single shop front the other is a double shop front. We have not been able to inspect the premises internally but upon external inspection units appear to be fitted out to a specification that is commensurate with the current/previous occupier’s use.
The subject property is situated on Deansgate, a popular shopping parade in the heart of Bolton town centre, and though it is not located in the pedestrianised area, it does benefit from a prominent position, in close proximity to a number of local and national retailers including Marks and Spencer, Waterstones and Wilkinsons.
The newly developed Market Hall Shopping Centre is also within the immediate vicinity. The property is within close proximity to several pay and display car parks and Bolton train station is approximately a ten minute walk.
We have not undertaken a measured survey of the premises and have relied on the floor areas provided by the VOA which are in the tenure paragraph below.

23 Deansgate is let for a term of 6 years with effect from the 1st September 2014 to SFL (Yorkshire) Ltd at a current rent of £12,000 per annum. We note that the unit extends to approximately 1506 sq. ft. (140.3 sq. m.)
